This pivotal role is designed for a real estate professional who holds an active Washington State license and thrives on operational excellence, rather than traditional sales or prospecting. You will leverage your license and expertise to ensure every listing is meticulously prepared and managed from inception to close, without the pressure of commission-based income or lead generation. This position is ideal for a natural project manager with a keen aesthetic eye, capable of visualizing a property's potential and making precise recommendations for fixtures, lighting, and paint colors to achieve simple elegance. You take immense pride in running a flawless process, ensuring nothing slips through the cracks across multiple active listings. Your dependability, especially when timing is critical, and your ability to be present at properties for various needs, including later in the day, are essential to your success. You will serve as the central communication hub, expertly aligning clients, the team, and vendors, ensuring a seamless and reliable experience for every listing. This is a crucial, behind-the-scenes role focused on process mastery and meticulous execution, not on building a personal client base or direct sales. What we are looking for Required Active Washington State real estate license in good standing. Demonstrated project or transaction management experience. You can show us how you keep multiple tasks on track at once. Familiarity with listing and transaction workflows and Washington State practices, forms, and timelines. Reliable availability within the agreed schedule, including the flexibility to be at a property later in the day when a listing calls for it. Comfort working independently as a contractor with clear scope and deliverables. Nice to have Prior experience as a transaction coordinator, listing coordinator, or in a licensed support role. Fluency with real estate and transaction software; NWMLS, Transaction Desk, and the CRM Follow Up Boss A calm, organized communication style that puts sellers at ease. What this role is not So we are clear from the start: this is not a production agent role. You will not be asked to prospect, generate leads, or build a personal book of business. If your goal is to grow your own client base and earn on commission, this is not the right seat, and that is completely fine.

Requirements & Responsibilities

  • Orchestrate comprehensive listing preparation, including contractor coordination, punchlist management, stager selection, and presence at all professional photoshoots.
  • Execute accurate and timely listing setup and activation across all platforms, including MLS entry, detailed descriptions, and marketing material coordination.
  • Maintain meticulous documentation and ensure full compliance with all Washington State real estate disclosures, forms, and transaction paperwork.
  • Proactively manage timelines and deadlines for all active listings, ensuring critical milestones are met consistently.
  • Coordinate showing logistics and provide essential in-person property access for inspections, appraisals, contractors, and photographers, including flexible evening availability.
  • Serve as the primary point of contact for sellers, cooperating agents, and vendors, facilitating clear and professional communication throughout the listing process.
